Berkeley and Peabody plan 1,800 West Thamesmead homes

Joint developers Berkeley and Peabody have submitted plans to Greenwich for 1,800 new homes at West Thamesmead Gateway, SE28.

The EIA application includes approximately 20 new buildings, with a range of heights, the tallest rising to 22 storeys.

The site lies close to Plumstead railway station and makes up part of Peabody’s plan for 20,000 new homes across the wider Thamesmead regeneration. It also lies a short distance from Berkeley’s Woolwich Arsenal scheme, where it is building around 5,000 homes.

The 18-acre site will also provide around 215,000 sq ft of industrial space, with part of it designated as strategic industrial land (SIL).

Peabody submitted an EIA for the same site, albeit one-third smaller at 12 acres and then known as Plumstead North, for 930 homes in 2016. The site was home to Woolwich Arsenal’s Manor Ground stadium from 1893-1913, before it moved to Highbury in Islington.

A spokesperson for Berkeley and Peabody said: “Peabody and Berkeley are working in partnership to transform West Thamesmead Gateway, bringing the vacant site back into use to deliver new homes, jobs, open spaces and opportunities to Plumstead and surrounding communities.

“The submission of the scoping report is very much the early stage of a collaborative planning process and we look forward to discussing our ideas with the local community as part of a full public consultation.”

The wider masterplan

A short distance to the north, Lend Lease and Morgan Sindall have been shortlisted to bring forward the Thamesmead Waterside scheme. The £4bn project, comprising 11,500-homes, is one of the largest regeneration efforts in the country and the most valuable Thamesmead asset due to its 250 acres and 1.5 miles of river frontage.

Peabody is also under way on around 1,500 homes at Thamesmead South, where Crossrail trains are due to start operating from Abbey Wood shortly.
