Berkeley Homes submits Old Kent Road application

Berkeley Homes has submitted a hybrid application to Southwark council for a major residential-led scheme near Old Kent Road, SE1.

The part-detailed, part-outline submission will provide up to 1,050 residential units in total. Of those, 359 are within the detailed first phase, with another 691 units at outline stage. A number of tall buildings are proposed, the tallest rising to 40 storeys.

The plans also involve 60,000 sq ft of flexible mixed-use commercial and retail space, as well an energy centre.

The site lies in the heart of the Old Kent Road Opportunity Area, which has a target of 20,000 new homes up to 2036. The immediate area will see huge changes in recent years with an adjoining site owned by Aviva currently being prepared for planning for a similar number of homes.

Old Kent Road is also to benefit from an extended Bakerloo line, which will go from Elephant and Castle to Lewisham. Two stops are planned on Old Kent Road itself, with another at New Cross to the south.

Colin Wilson recently took on a position at Southwark Council, to oversee the regeneration of the area. Wilson who had been at the GLA for 17 years since its inception is on a two year secondment from City Hall.

Last month in an interview with EG, Wilson said there were around “30 sites at pre-application stage that will deliver around 5,000 homes and another 10 or 11 bubbling away under the surface”. For an area which has delivered just a few hundred homes over the past five years, according to EG data, the step change in activity could be about to start.
