Berkeley revises Royal Arsenal plans

Berkeley Homes will go before Greenwich’s planning committee tonight with plans to revise the consent for its Waterfront phase at Royal Arsenal, SE18, where it will provide 764 homes. The entire masterplan will provide more than 2,000 homes and a new Crossrail station, which is nearing completion.

Across this next phase of development, instead of three towers with two cores, Berkeley now proposes six towers, each with a single core. However, the overall number of units will remain the same.

The rationale for the change is to maximise space between the buildings and daylight penetration on the site. This would also maximise views, with many more flats afforded views of the river – an obvious selling point when it comes to achieving maximum capital values.

Other proposed enhancements include an increase in public realm and open space, enabled by the reduction in the buildings’ footprints.

The plans are recommended for approval.
