Berkeley submits plan for 1,100 homes in Watford

Berkeley Homes has submitted an EIA application to Watford Borough Council for a major residential-led scheme close to the town centre.

Some 1,100 homes, 15,000 sq ft of commercial space and a new two-form entry primary school is planned in buildings ranging from seven to 28 storeys.

The 6.2 acre site is currently a retail park with occupiers The Range, TK Maxx, Staples, a car wash and car parking spaces. The site lies just 320 metres from Watford Junction Station, less than a five minute walk. Watford Junction to Euston can take as little as 15 minutes.

It comes at a time when many developers look to more suburban and commuter belt locations, where values are less and sales rates are holding up, fare better than inner London areas.

Berkeley Homes also recently bought the Horlicks site in Slough for a £300m scheme as it continues its push outside the capital.
