Prupim is this week receiving bids for the Green Park campus near Reading.
The asset manager of UK insurer Prudential is said to be seeking £400m (€450m) for the asset. Bids are likely to be lower because the asset needs refurbishment.
“It is a refurbishing, repositioning story,” said one agent. Blackstone is tipped as the favourite to buy the campus.
Set in 180 acres (73 ha) of land, Green Park offers 2.25m sq ft (209,000 m2) of office space. Two-thirds have been built, with one-third still under construction.
US IT firm Cisco is one of the main tenants in the park. Other tenants include high-tech firms such as Logica and Symantec. CBRE is advising Prupim on the sale.
