Large and mega-sheds took 36% of all take-up for last year, a jump from 27% in the previous year and a five-year high.
Take-up for the year to the end of June reached 94m sq ft, down 2%, as the sector becomes more constrained in terms of available space.
This squeeze has pushed weighted rents upwards over the past 12 months, the average across the UK rising 4.5% to £4.96 per sq ft.
