BioMed reshapes Franklin Building plans at Granta Park

BioMed Realty is reviewing its plans for the Franklin Building, located at Granta Park in Cambridge.

The Blackstone-backed life sciences developer has revealed plans to turn the 23,368 sq ft research and development facility into 56,403 sq ft fit-for-purpose, sustainable refurbished building.

The building has been occupied for almost 20 years and requires modernisation. BioMed is seeking feedback on the proposals until 23 February. It expects to submit a planning application later this year.

invoX became the most recent occupier of Franklin Building after signing a lease late last month. The invoX lease is short-term and was introduced to provide critical space for the biopharmaceutical firm while it firms up its longer-term requirements.

The Franklin Building, located in the north-west corner of Granta Park, is adjacent to Project Ghiberti, which secured planning consent in September 2022 for 126,433 sq ft of flexible laboratory and office space and is currently under construction. The initial proposals included a replacement decked car park for the Franklin Building and remodelling of the existing facility to act as a visual screen to the decked carpark behind.

The renewed vision for the building, designed by Niazi Roden, will see it refurbished and extended to provide an additional 33,034 sq ft of research and development space. The transformation will target BREAAM Excellent.

Carter Jonas is acting as planning consultant.
