Birch Developments is planning to build a 20,438 sq m (220,000 sq ft) industrial park on a former rubbish dump in Bulwell, Nottinghamshire.
The company has submitted outline plans for the 7.1 ha (17.5 acre) Camberley Road site as well as separate detailed plans for a wholesale warehouse operation on 2.9ha (7.2 acres).
Birch will build 5945 sq m (64,000 sq ft) initially before developing a further 14, 864sq m (160,000 sq ft) by 2001.
The land has been designated as an industrial development site by Nottingham City Council so is unlikely to be opposed when it comes to committee at the end of this month.
It is understood that Birch Developments has been given the land by the local authority, which has secured government grants regeneration grants worth £2.5m.
