Birmingham City Council has placed a former neighbourhood office, several homes with attractive guide prices and a shop in Bond Wolfe Auctions’ September sale.
The former neighbourhood office and car park in Saltley (lot 6), will be offered with a guide of just £100,000 in the 16 September auction.
Built in 1990, the single storey offices are circa 2,400 sq ft, while the site is 15,500 sq ft.
Ian Tudor, managing director, said: “The premises benefit from existing planning consent for B1 use but may be suitable for a variety of alternative D1 or D2 planning uses subject to the necessary planning consents.”
The property has a 99-year lease dating from 1958 with nominal ground rent of £60 per annum, but benefits from a 75-year underlease from 1971 with ground rent income of £280 per annum from an electricity substation which has since been removed.
Other city council lots in the auction include four houses (lots 1-4), with a three-bedroom, mid-terrace house at 75 Fox Hollies Road in Acocks Green carrying an attractive guide price of £90,000-plus. The other houses in Sutton Coldfield, Kings Heath and Handsworth are guided at £125,000-plus to £150,000-plus.
Tudor said: “These properties are likely to attract investors who want an opportunity to renovate houses for the rental market.
“All four houses are leasehold, and offers are invited for each of them for a new 125-year lease at peppercorn ground rents with a requirement to bring it back into beneficial use as single dwellings within 12 months of purchase.”
A final city council lot at the auction is a vacant shop (lot 5, pictured) with living space above in a small parade of shops including a Post Office in Kingstanding, guided at £75,000-plus.
The council properties will be just six of 214 lots in the live-streamed auction.
