Birmingham take-up climbs

Take-up in the central Birmingham office market for the third quarter of this year has topped 150,000 sq ft.

According to the latest figures from the Birmingham Office Market Forum, Q3 2014 saw 156,202 sq ft taken across 44 deals.

The biggest deals during this period included 22,924 sq ft taken by Vodafone at Colmore Plaza and 21,226 sq ft let at Quay Place by the Office for Legal Complaints. However, the most notable deal – a 100,000 sq ft letting to HS2 Ltd at Two Snowhill – has not been included as it did not sign in time for the end of the quarter.

There were 63 deals in H1 2014 totalling 216,094 sq ft. When the Q3 numbers are added, a total of 372,296 sq ft, across 107 deals, has been taken in the city so far this year.

Last year’s total take-up to the end of December 2013 stands at 664,000 sq ft across 128 deals. The year-end total for 2014 is likely to be close to the annual average.
