British Land has secured two new occupiers for Marble Arch House, W1 (pictured), making it close to fully let.
Private investor BXR Group has taken a 10-year lease on the 10,000 sq ft fourth floor.
Gaming company GTech is under offer for the 11,424 sq ft second floor.
Both will pay in excess of £70 per sq ft.
The pair will relocate respectively from 20 Manchester Square, W1, and 70 Chancery Lane, WC2.
Just the 11,424 sq ft first floor remains available.
