Blue Coast Capital has appointed Savills’ flex office agency Workthere to market the managed workspace within its Hyphen building in Manchester city centre.
The remaining space in the building ranges in size from 750 sq ft to 1,550 sq ft and will be available from £120 per sq ft on a made and managed basis.
The flex sector in Manchester has been on a tear recently, with 338,000 sq ft of take-up by flex operators since the start of 2021 – the highest outside of the capital.
More than a third came in 2024, when 121,000 sq ft was acquired by flex operators.
Hyphen had previously been lined up for occupation by WeWork before the company’s financial troubles.
It has since undergone a leasing drive, with tenants such as the Irish Consulate taking space in the building and committing as far as 2039.
Savills and OBI are also joint leasing agents on the development.
