BMOR has submitted a planning application to Lambeth Council for a residential-led, mixed-use scheme in Vauxhall, SE11. The plans involve three buildings of up to 14 storeys above a four-storey podium to provide 160 homes, 100,000 sq ft of offices and a replacement Methodist church.
Fifty affordable homes are also included, representing 35% of the scheme. The recent Affordable Housing and Viability SPG introduced a threshold approach to viability. Schemes proposing 35% on-site affordable (which this does), are not required to submit viability information, nor will they be subject to review mechanisms. The 50 affordable homes will be tenure-blind and have access to the private amenity spaces, which are shared with the market-sale homes, which BMOR said would create an inclusive community across the development.
The commercial space will comprise a mixture of flexible workspace aimed at small businesses and start-up companies, alongside larger office floorplates aimed at more traditional single or multiple office occupiers. The flexible workspace element is located at basement and ground floor levels and has been designed so that it can be partitioned off into smaller offices as needed.
The scheme will be car-free, except for 16 spaces for people with disabilities, and also include 390 cycle parking spaces.
BMOR has recently completed the 39-unit Embassy Works scheme in Vauxhall, SW8, and the 29-unit Catcher Building in Peckham, SE15. This latest project will be the company’s biggest scheme to date.
