BNP PRE sublets former Aldermanbury Square HQ

BNP Paribas Real Estate has sublet two floors of its former UK headquarters at 5 Aldermanbury Square, EC2, and moved its City office to a newly fitted-out space on the top floor of the same building.

Nearly 30,000 sq ft has been sublet across the second and third floors to finance-focused big data firm TradingHub Group and telecoms software provider RingCentral, respectively.

The subleases will run to January 2027, followed by a reversionary lease for seven years in the case of the second floor, with a tenant break in the second year.

The consultancy’s City-facing teams have relocated to the 18th floor of 5 Aldermanbury Square.

The company, which is part of the BNP Paribas Group, moved its London HQ to its parent’s Harewood Avenue campus in Marylebone, NW1, earlier this year. The campus spans two buildings, 7 and 10 Harewood Avenue. The firm also has a West End office, at 24 Savile Row, W1.

James Strevens, head of City leasing at BNP PRE, said: “These lettings affirm the rising demand for quality fitted space across central London. With supply tight and fit-out costs rising, we are seeing increased demand for high-quality plug-and-play spaces, particularly in prime City locations, attracting occupiers from all submarkets.”

BNP PRE advised BNP Paribas; TradingHub Group instructed SJ Real Estate; BH2 acted for RingCentral.
