Bond Wolfe offers bumper commercial catalogue

Bond Wolfe will offer a range of commercial properties at its 27 October auction, leading with three Birmingham City Council lots.

First to go under the hammer will be Merit House, Stanhope Street, Bordesley – a two-storey property with commercial ground rents, at a guide price of £160,000+.

Next will be 11 Pentos Drive, guided at £70,000+, followed by the freehold commercial ground rent on land and premises at 64 Cato Street, which has a guide price of £300,000+.

Another auction highlight is a former church in Coventry, which provides a significant city centre redevelopment opportunity. The site, on St Columba’s Close, has a long leasehold of 1,000 years from 1664.

Ian Tudor, joint managing director of auctions at Bond Wolfe, said: “This is an unusual lot in that it offers such a wide variety of possibilities, subject to planning permission. The property offers a major redevelopment opportunity in the city centre and could be used for a range of alternative uses, including residential, offices, student accommodation, or children’s nursery, for example.”

Other auction highlights include:

  • Cedars Nursing Home, Cedar Park Road, Redditch – a 38-bedroom, Grade II listed building. The property sits on a 1.12 acre site in mature grounds and has a guide price of £750,000+.
  • Halton Lea in Runcorn, Cheshire – a former magistrates’ court, the freehold vacant building has a guide price of £500,000+.
  • 1 Palace Avenue, Paignton, Devon – Bond Wolfe are offering a ground floor retail unit with three self-contained apartments above.
  • The former Cock Inn, 75 Dudley Road, Rowley Regis (pictured, main image) – offered with a guide price of £295,000+, a vacant freehold residential development opportunity, with planning permission for conversion and extension to create three dwellings or alternatively to convert and extend the building to provide nine self-contained flats.
  • 95 High Street, Bromsgrove – a freehold retail investment opportunity let to Ryman at an annual rental of £25,500. The property comprises a mid-terraced high street property with a ground floor retail unit, and ancillary accommodation on the first and second floors. It has a guide price of £295,000+.
  • 152 High Street, Tewkesbury, Gloucestershire – a fully let freehold investment in a Grade II listed property spread over four floors plus a basement. The property is currently let to Young Gloucestershire Ltd for five years from June 2022 at an annual rental of £15,000. The ground floor has a retail unit and the upper three floors are used for offices and storage. The property has a guide price of £168,000+.
  • 458 College Road, Kingstanding, Birmingham – A vacant leasehold retail premises with four separate rooms above which could be used a for a variety of purposes, subject to planning permission, and has a guide price of £30,000+.

Tudor said: “The range of commercial opportunities available in our October auction means there is something to attract all levels of investment, and we are expecting strong interest and competitive bidding.”

A total of 158 lots are due to appear in Bond Wolfe’s next auction on 27 October.
