Bourne Capital gains consent for Waterloo office tower

Bourne Capital has secured planning approval for its Waterloo Central office tower from Lambeth Council.

The tower, which sits on land adjacent to Waterloo station, will provide 315,000 sq ft of workspace. That includes 18,000 sq ft of affordable space for the creative and cultural sectors, containing a not-for-profit recording studio operation managed by Ronnie Scott’s Charitable Foundation, a new double-height creative auditorium and performance space for use by the local community.

The development is expected to create 2,245 jobs in the Waterloo area.

Designed by Buckley Gray Yeoman, the tower will be all-electric and feature the UK’s first integrated solar facade system. It is targeting BREEAM Outstanding and WELL Platinum certifications.

The development is part of a wider rejuvenation of the Waterloo Opportunity Area within the London Borough of Lambeth, with 6,000 new jobs and 1,500 new homes anticipated in Waterloo during the coming years.

Ben Bourne, managing director of Bourne Capital, said: “As long-term investors in Waterloo, we are committed to delivering a development that will achieve real positive change for the area, supporting Waterloo and the South Bank’s role as a cultural hub for London, as well as providing high-quality workspace with the highest sustainability credentials to attract the next wave of dynamic and forward-thinking businesses to the area.

“Waterloo is set to undergo huge transformation, with Lambeth Council recognising the value that business brings to the area and the role that modern workspace plays in this. We are excited to work with the council and our community to deliver a positive development as well as much-needed public realm improvement to the area.”
