Bourne Capital reveals plans for Waterloo Estate

Bourne Capital is proposing turning its Waterloo Estate into an 18-storey, 322,917 sq ft office tower.

The estate covers just under 1.5 acres and comprises buildings 91, 99-101, 103-109, 119 Waterloo Road, 109-119 and 124 and 126 Cornwall Road, as well as Mercury House at 117 Waterloo Road, SE1.

The proposals, under the new Class E use, require the demolition of all the buildings except Mercury House.

The new tower would extend over Mercury House, which would be refurbished, with a podium in between.

In addition to the office space, some retail and restaurant space would be provided and improvements made to the open space next to Mercury House, known as Emma Cons Gardens.

Bourne Capital has requested a screening opinion from Lambeth Council for its plans.

The Waterloo Estate currently provides around 132,282 sq ft of space, with 31% of this being used as office space, 38% as serviced offices, 23% as retail and 6% as leisure.
