Profits at Bovis Homes fell last year after the housebuilder had to pay fees and offer compensation for poor-quality homes.
The group posted a 2% fall in pre-tax profit to £114m as it booked exceptional items totalling £10.3m.
These charges included £3.5m in customer care provision, £4m in restructuring costs and £2.8m advisory fees linked to defending itself from two aborted takeover attempts from its rivals, Galliford Try and Redrow.
