Brewin Dolphin has chosen Barings Real Estates Advisers’ 8 Waterloo Place, SW1, for a small private office-style arm in the West End.
The FTSE 250 wealth management firm is the first office occupier to sign a deal at the circa 23,000 sq ft sq ft restored Grade II-listed office building in St James’s.
Brewin Dolphin’s new space comprises 5,309 sq ft and a 10-year lease has been agreed at a rent equivalent to £102.50 per sq ft. The company, which is presently based at 12 Smithfield Street, EC1, has separately appointed JLL to find it a new circa 80,000 sq ft London headquarters for occupation in 2019. It is understood the search is focussed on the Midtown and Farringdon areas.
The debut office letting at 8 Waterloo Place follows an agreement last year with Imperial Treasure St James’s to take the basement, ground and mezzanine floors of the building to bring its Asian fine-dining offer to London for the first time, building on the success of its Shanghai restaurant which has two Michelin stars. The restaurant is scheduled to open in autumn.
The building dates back to 1910. The long leasehold interest was acquired by clients of Barings in 2014. A major programme of refurbishment and repositioning works was recently completed, including the restoration of historic features.
