Developer Watkin Jones has received planning consent for 216 build-to-rent homes at its Hove Gardens scheme.
Brighton & Hove City Council has approved the development at Ellen Street next to Hove Station at the committee on 2 September.
It includes 18,000 sq ft of office space and 4,000 sq ft of commercial and community space in buildings of up to 18 storeys.
The scheme was designed by Carey Jones Chapman Tolcher architects, with Savills as planning consultant.
Planning documents for the committee specify that Watkin Jones will own and manage the scheme for a minimum of 30 years and all the flats will be let on three-year tenancies, with 22 units (10%) available at dismount market rent.
The scheme lies to the south of the station on former industrial land. To the north, Moda and Apache are building 824 flats with 564 BTR and 260 later-living flats alongside 50,000 sq ft of office and co-working space.
With a large young professional population, Brighton has attracted a number of investors planning rental products in well-located places. Last year, L&G received planning consent for the first BTR scheme in Brighton last year and this year the council also approved the city’s first co-living scheme from Brundell Property Group.
