AEW UK REIT has secured three new lettings at 40 Queen Square in Bristol city centre, bringing the total space let to 80%.
Law firm Beale & Company has taken 3,850 sq ft, planning consultancy Turley has taken 3,100 sq ft, and building consultant Malcolm Hollis has signed for 3,500 sq ft.
All the tenants are on 10-year leases. Another 1,500 sq ft is under offer to an unnamed party.
The building has two remaining suites of 2,000 and 5,000 sq ft.
The 38,300 sq ft property was bought by AEW UK REIT in December 2015 for £7.2m and has been refurbished to provide grade-A space near Bristol Temple Meads station.
Alex Short, portfolio manager at AEW UK REIT, said: “Securing these new tenants demonstrates the buoyancy of the high-quality office market in secondary UK cities.
“The increasing demand for both new and refurbished grade-A office space, as Bristol becomes a prime location choice away from London for financial services and TMT businesses, coupled with an acute shortage of supply, is resulting in a rental price uplift from which AEWU is well-positioned to benefit.”
