Aprirose Real Estate Investment is to sell its Bristol office at Parkgate, 2000 Aztec West, for £21m – a yield of 6%.
The 67,993 sq ft property is arranged over three storeys and is let entirely to digital communications company EE on a 15-year lease that expires in 2027. EE pays annual rent of £1.3m.
Park Gate was built in the 1990s and refurbished in 2013. It provides car parking for 322 vehicles.
Shaun Roy, capital markets, at Knight Frank, which is marketing the building, said the scheme’s length and strength of income would attract interest from international investors.
