Office take-up in Bristol broke 1m sq ft last year for the first time since 2008.
City centre take-up over Q4 came in at 401,235 sq ft, up from 76,835 sq ft in Q4 2013, boosting the citywide total annual take-up to 1.3m sq ft.
Andrew Hardwick, director of Williams Gunter Hardwick, said: “Market conditions have significantly improved over the past 12 months with headline rents increasing and incentive levels reducing.”
Catherine Collis, associate at Alder King, added: “We saw a dramatic jump in take-up in the final quarter of 2014 with a number of high-profile lettings. This was a great way to end 2014 and we expect this level of activity to continue into 2015.”
