Henderson will relocate from its existing headquarters at 4 Broadgate to prelet 124,000 sq ft of space at the 408,000 sq ft scheme, where it will join law firm Mayer Brown Rowe & Maw.

As part of the transaction, British Land is taking an early surrender of Henderson’s current lease, which will coincide with Henderson occupying its new head office in late 2008.

Following surrender, British Land is proposing to develop a significantly larger office building on the site at 4 Broadgate.

This will form the first stage of British Land’s Broadgate 2020 masterplanning exercise, which will result in a further 1.2m sq ft of space at the estate.

British Land said a planning application for the scheme is expected by mid 2008.

Chief executive Stephen Hester said: “I am delighted that a company of Henderson‘s standing has chosen 201 Bishopsgate and to remain at Broadgate as a key customer of British Land.”

Henderson chief executive Roger Yates said: “We are pleased to have secured this long term solution for our London headquarters in the next generation of Broadgate buildings.”

Jones Lang LaSalle and Knight Frank are letting agents. KF advised Henderson.
