British Land is set to get the all-clear for the next two parts of its £3.5bn Canada Water redevelopment in south London.
Detailed applications for two sections of the site’s masterplan will be in front of Southwark Council’s planning committee next week. At Zone F the company plans a 37-storey residential tower and a building combining a 10-storey office “podium” and 34-storey residential building. There would be 410 homes across the residential blocks.
At Zone L, British Land wants to build 237 homes across three residential blocks of eight and nine storeys, with flexible retail and workspace. Of those homes, 60% will be social rented housing, with a further 15% ‘intermediate’ affordable, including shared ownership.
Both applications have been recommended for approval by council planning officers.
Earlier this month British Land received consent to redevelop the site’s Printworks building into an office-led scheme, ending its much-loved “meanwhile” use as a nightclub.
The 53-acre Canada Water site is being brought forward by British Land and Australian pension fund AustralianSuper, which bought into the project earlier this year. Outline planning consent for the broader scheme was given in May 2020. Work on phase one is underway on site and expected to complete in the third quarter of 2024.
