British Land has secured Southwark Council’s approval for the next two stages of its £3.5bn Canada Water redevelopment in south London, paving the way for nearly 650 new homes.
A majority of four councillors voted in favour of the reserved matters application for Zone F at a committee meeting this evening, with two abstaining. Councillors unanimously approved detailed plans for Zone L.
Detailed proposals for Zone F were for a 37-storey residential tower, as well as a building combining a 10-storey office “podium” and 34-storey residential building. There will be 410 homes across the residential blocks.
That zone is located within the centre of the masterplan across a portion of Surrey Quays Leisure Park, which includes sections of an existing Odeon cinema, the entrance and security hut for the existing Printworks site and a hardstanding area to the north of a Pizza Hut building. Those buildings will be demolished.
Plans for Zone L consist of 237 new homes totalling around 255,000 sq ft across three residential blocks of eight and nine storeys, with flexible retail and workspace. Of those homes, 60% will be social rented housing, with a further 15% “intermediate” affordable, including shared ownership.
Zone L also occupies a portion of the Printworks site, with the remainder undergoing a different planning process. Earlier this month British Land gained consent to redevelop the Printworks building into an office-led scheme, ending its “meanwhile use” as a nightclub.
The broader 53-acre Canada Water site, which was granted outline consent in 2020, is being brought forward by British Land and pension fund AustralianSuper.
Elsewhere at the same committee meeting, property manager Peachtree Services was granted approval to demolish the existing buildings at Burgess Industrial Park, SE5, for a residential-led scheme on behalf of the site’s owners.
Proposals for the redevelopment, known as Camberwell Union, included 375 new homes, more than 55,000 sq ft of flexible commercial floorspace and just over 1,200 sq ft of community space. These will be in 12 blocks ranging from two to 13 storeys.
