British Land lodges plans for next Broadgate block

British Land and GIC have submitted plans for a 14-storey office tower at their 32-acre Broadgate campus in the City of London.

The proposals to redevelop 1 Appold Street, EC2, involve the partial demolition of the existing eight-storey building and the development of more than 512,000 sq ft of new office space, with a restaurant, gym and swimming pool. The White Horse pub will be moved to the adjacent 10 Exchange Square.

The Piercy & Company-designed scheme will retain the 1980s building’s foundations, basement and most of the structural frame to minimise embodied carbon emissions.

A planning statement from DP9 said the plans were part of British Land and GIC’s wider goal of modernising Broadgate. 

“Broadgate is adapting and responding to changing customer requirements and work practices, rapid advancements in technology, as well as structural changes in London’s economy,” it said. “The applicant’s vision is to transform Broadgate into a world-class, mixed-use, seven-day central London destination.”
