British Land has put Vantage Point, the 1.6 hectare (4 acre) industrial site at Aston Circus, near Waterlinks Boulevard in Birmingham, on the market for £2.4m off a yield of 7%.
BL forward-funded the Kingspark Developments scheme, where heating and pipeline distribution company BSS Group has just taken a 3,251.5 sq m (35,000 sq ft) unit at a rent of around £53 per sq m (£5 per sq ft). An automotive company is understood to be taking the final 3,716 sq m (40,000sq ft) Vantage 2 unit.
Andy Ruhan, a director at Kingspark Developments, said: “Vantage Point is the first speculative development we have entered into within the West Midlands. We considered the Heartlands area of Birmingham presented us with a good opportunity which has been bourne out well by the interest shown in the project and the signing of a major occupier.”
The agents for the developers are Fuller Peiser, King Sturge & Co and Collingwood Rigby. Innes England acted for BSS Group.
