Brockton Capital has exchanged contracts to buy 55,000 sq ft vacant office block Minerva House in Reading.
It has agreed a £5.5m price for the seven-storey Valpy Street asset, which Schroders is understood to be selling on behalf of Columbus UK Real Estate Fund.
A refurbishment of the building is expected to be undertaken.
Jones Lang LaSalle acted for the vendor; the buyer was unrepresented.
