Brockton Everlast’s City tower set for approval

A London office block being pitched as “sustainable in every way” looks set to be given the all-clear by planning officials.

The City of London Corporation has been recommended to approve Brockton Everlast’s proposals for 115-123 Houndsditch, EC3, a 23-storey office tower. The plans involve knocking down four existing buildings at the site, which is opposite 70 St Mary Axe, or the “Can of Ham”.

The scheme will include more than 600,000 sq ft of new office space, as well as retail and community floorspace. The building would deliver half of one year’s target for additional office floorspace across the City based on the Draft City Plan 2036, according to a planning statement.

The statement for the AHMM-designed scheme described it as an “exemplary low-carbon office building” and a “genuinely sustainable development”, with a BREEAM “outstanding” rating.

The City Corporation’s planning officers said the scheme is “a progressive approach to sustainable, circular, accessible and behavioural design and addresses many of the key issues facing the City, London and the UK by providing a state-of-the-art workplace that contributes to the local environment, City workers and local communities and supports the agenda for the City and London’s Covid recovery”.

The proposals have attracted several objections over the size of the building, its impact on daylight for neighbours and the loss of Clothier Street. The application will be debated by the City Corporation’s Planning and Transport Committee next week.
