Brookfield consults on future of 99 Bishopsgate office tower

Brookfield has begun a public consultation on the future of its office tower at 99 Bishopsgate, EC2, as it draws up proposals for a “visibly green” 54-storey skyscraper.

An EIA scoping opinion report, filed with the City of London Corporation, provisionally proposes to demolish the existing offices for a 54-storey tower and a standalone building providing a new public offer.

The new skyscraper would have scope for up to 1m sq ft of office space and around 21,500 sq ft of culture, retail and food and beverage uses. It would be just over 240m tall.

Proposals will seek to incorporate “vertical greening” while respecting protected views.

Brookfield has enlisted architectural firm RSHP, planning consultancy DP9, and public affairs agency Kanda Consulting on the proposed redevelopment.

The project team said the existing tower does not make use of the site’s full potential, pointing to a lack of pedestrian routes through or around the site, a “dense structural grid, limited access to external space and lack of cultural or educational offer”.

It also said the premises presents a “solid barrier” around the site, underlining “very little active frontage” onto pavements.

The tower’s largest tenant, law firm Latham & Watkins, is moving to new premises at 1 Leadenhall, also EC2, in 2026.

Other occupiers include EG and its parent company LexisNexis Risk Solutions, and Multiplex.

The deadline for feedback is 23 November.
