Brum deals all round

Latest instructions and hirings A merry-go-round of appointments seen as agents vie for industrial and Birmingham office work. By Andy Coyne

Colliers CRE has been marketing Quayside on Broad Street, Park Point at Sutton Coldfield and Britannia House. It has received instructions from the Probation Service and Stratford Town Trust.

A key project was acting on behalf of TK Maxx in its acquisition of a 275,000 prelet in Walsall. It also acquired, on behalf of Daimler Chrysler, a 2.5-acre site for a Mercedes dealership at Lawley Middleway.

GVA Grimley is currently acting on a number of development projects on behalf of the Highways Agency across the West Midlands and on a number of key sites in Birmingham for Tesco.

Its notable industrial instructions for this year include Banner Lane, Coventry, where it sold a 1.6m sq ft manufacturing complex on behalf of AGCO Corporation to Persimmon Homes and Stirling Green, Walsall, where it prelet a 275,000 sq ft distribution unit to TK Maxx.

CBRE’s recent transactions have included the purchase of 5 St Phillips Place for £38m and the sale of Quay Place for £21m. CBRE also sold 11 Edmund Street for around £17m and Chamberlain House in Paradise Circus for £9.5m. The firm is also letting agent on the planned Arena Central project.

Recent key appointments include Justin Marshall, previously at Jones Lang LaSalle, to run the investment team and Simon Reed, who also joins from JLL, who will run a new investment consultancy division.

FPDSavills’ key instructions have included several relating to the huge Eastside development. These include Curzon Park and City Park Gate.

It was also appointed by Severn Trent Properties as joint agent on phase two of the development of Midpoint Park near Birmingham, and it has advised LDV on property interests and the sale of 22 acres to Advantage West Midlands and at Wharf Lane, Solihull. FPD also advised SecondSite Property on the disposal of 26 acres for residential development.

Knight Frank is currently marketing 134 Edmund Street and Temple Point and has also won instructions on Colmore Circus, the former Birmingham Post & Mail Building, and Blyth Valley Park in Solihull.

The agent has also seen a number of appointments this year, including that of Keith Fenwick to head a new planning department. Fenwick joined from Mason Richards Planning.

Drivers Jonas’s current instructions in Birmingham include Martineau Galleries (Phase II), Snow Hill and Eastside. And it has been appointed by Scottish Widows to provide monthly valuations of the Kingfisher shopping centre in Redditch.

It is now working towards the launch of a new agency team.

Grenville Smith & Duncan is retained on some of the city’s key office schemes – including Windsor House and Priory & Cannon House.

GSD is also acting on Victoria Square House and Quayside and it has just been appointed as joint agent in relation to the conversion of the former Smithfield Motors site in Digbeth into 239,000 sq ft of offices.

A key recent recruit for GSD is Ashley Hancocks, who has joined from GVA Grimley as director of agency.

NAI Fuller Peiser is currently involved in such industrial schemes as Hams Hall, Stonebridge Cross, Droitwich, Apollo Park, Oldbury and Brook Point, Wolverhampton.

On the office front, the firm is marketing Spa Park, Leamington and Tournament Fields, Warwick. Significant newcomers in the past 15 months include David Lyon as partner and head of corporate appraisal and Ranjit Gill, who joined from Jones Lang LaSalle as an associate in the industrial team.

King Sturge’s instructions include Colmore Gate, 1 Snow Hill and Eliot Business Park, Nuneaton.

On the industrial side, King Sturge was joint agent on the deal that saw Pickfords announce its move to Hurricane Park, Birmingham, and acted in the deal which saw Power Europe buy just over 22 acres of land at Cannock alongside the M6 toll road – at a record land price for the area of £340,000 an acre. The firm also recently launched a new dedicated business rates department and a corporate real estate team out of its Birmingham office.

ATIS Real Weatheralls’ key West Midlands projects have included the acquisition of Erdington Industrial Park for £15.25m. It also advised Tesco on its acquisition of Coventry Arena Shopping Park.

A major new instruction is the management of Royal Mail Property Holdings’ portfolio. This covers RMPH’s entire East and West Midlands regions and will include hundreds of properties. The work will be overseen by the Birmingham office.

Bulleys’ most significant recent letting was Goodyear’s former 30,000 sq ft UK headquarters on Stafford Road, Wolverherhampton, to financial services company Promise Solutions.

Appointments at Bulleys in Wolverhampton include new partners Steve Perriton in agency and Mark Lockett in the professional and management department.

North Rae Sanders’ recent work includes letting a 310,000 site to Tesco at ProLogis Park in Coventry and purchasing for ProLogis 15 acres of land at Bermuda Park, Nuneaton. At Cardinal Point, Tamworth, the Coventry-based industrial specialist is marketing a 23-acre site for B1, B2 and B8 use.

D&P Holt, a fellow Coventry agency, acted for ProLogis on its sale of a 310,000 sq ft unit to Tesco at ProLogis Park in Coventry and the sale of a 56,500 sq ft scheme at the park to insurer Domestic & General. The firm also acted in the sale of a five-acre plot to Eden Park Developments.

                   

Pickavance reshapes LSH office agency team

LSH has restructured its office agency team over the past 12 months under the leadership of Philippa Pickavance who arrived from King Sturge. A key recruit has been Phil Daniels who joined as director from Rogers Chapman. Pickavance brought the Baskerville House instruction with her from KS – LSH is now joint agent on the scheme. Recent wins for LSH’s Birmingham office include holiday firm TUI UK.

                                 

Wallis and Gamble invest their futures with JLL

Jones Lang LaSalle is advising on the Masshouse scheme, is letting agent on Bullring Link, an extension to the Bullring shopping centre, and is a joint letting agent on the 1QD part of the same scheme, which will provide 25,000 sq ft of office space. Two key recent appointments in the investment department are Jonathan Wallis (left), who was made head of department, and Edward Gamble, who arrives as an associate director.

                   

GBR: one year on and the three founders look to expansion

GBR Property Consultants can count its first year of operation as a success, as it ended the year about 20% up on its original financial target. With this confidence boost, it has decided to expand from its three founders with the addition of Phil Carlin from CBRE, an investment and development specialist.

Founders John Griffiths– former head of Jones Lang LaSalle in Birmingham; Steve Benson — former head of Insignia Richard Ellis; and Simon Robinson have acted on a number of key schemes around town.

Griffiths admits that much of GBR’s work has been based on the office sector in Birmingham city centre. These schemes include the Masshouse development and Interchange Place next to Snow Hill station, where the firm is acting on behalf of Scottish Widows.

The new agent’s first instruction was a letting at the Aqua Development in Lionel Street to the Kerrang radio station on behalf of the Sandpiper Group.

GBR was also brought in as joint agent on a 60,000 sq ft refurbishment at 9 Colmore Row by Isis and at One Victoria Square – where GBR itself is based – by Stonemartin. It has advised on 84 Colmore Row and acted as a consultant on a number of schemes yet to come to market.
