Brunswick Development Group has submitted a new planning application for a £235m development at Brighton Marina.
The Wilkinson Eyre-designed scheme includes a 40-storey tower with 853 flats, 341 of which are affordable, along with 28,000 sq ft of commercial space, and leisure facilities.
The application follows the decision by councillors to refuse the previous application in November last year, despite a recommendation by officers to grant planning permission.
Significant changes have now been made, including a 25% reduction in density, with the number of units cut from 988 to 853, and increased amenity space and parking.
The scheme includes a viewing gallery, swing bridge and waterfront restaurants, together with a £21.35m contribution to sustainable transport, community amenities, tourism and education.
