Byron becomes £45m milestone for Unity

Unity Real Estate has completed the £45.8m purchase of Byron House on St James’s Street, SW1.

Unity said the deal was its largest acquisition to date and marked “a significant milestone” in the growth of the portfolio.

Byron House provides more than 36,000 sq ft of grade-A office, retail and restaurant space across lower ground, ground and six upper floors. The ground floor of the building has been home to bootmaker John Lobb for more than 60 years, while the six floors above are currently leased as offices to six tenants, one per floor.

Unity chief executive Danny Ungar said: “This acquisition is an important milestone for Unity Real Estate and we are looking forward to making further acquisitions through the course of 2023 and beyond.”

Unity plans to find a new restaurant operator to take the ground floor space previously occupied by the Avenue, which recently closed.

It is also Unity’s first deal since the company rebranded from Dao. It is part of Unity Group, a global investment group headquartered in London.
