Family-owned recycling and resource management company Bywaters has won planning for a residential-led redevelopment of its Gateway Road site in Leyton, E10.
Waltham Forest approved 730 homes and up to 4,500 sq m of new commercial space on the site. Affordable units make up 21% of the new homes and the consent provides for a primary school.
The scheme was designed by GML Architects and includes eight buildings ranging from two to 15 storeys over the 4.9 hectare site.
Bywaters will relocate its existing waste facility to a centre in Bow.
The application is now subject to formal approval from the mayor of London, and the completion of a section 106 agreement with Waltham Forest Council.
Charlie Hart, Knight Frank, who advises Bywaters, said: “Combined with Waltham Forest’s score site to the north, this part of Leyton will benefit from a significant amount of high-quality new homes at an in-demand price point.
“The Bywaters site will be the first substantial piece of this jigsaw and enable a developer to establish their product in this exciting market location.”
