Calthorpe Estates and U+I advance on £330m Brum regen

Calthorpe Estates and U+I have submitted a reserved matters application and are seeking funding to bring forward a £330m regeneration project in Edgbaston, Birmingham.

The development at New Garden Square, to the west of the city centre, seeks to deliver a commercial-led, mixed-use scheme on the 10.7-acre site. It allows for approximately 500,000 sq ft of grade-A offices, up to 400 flats, 25,850 sq ft of shops and the potential for a 100-bedroom hotel and 900 car parking spaces.

It will be set around a public garden square fronted by the retained existing Grade II listed buildings on Hagley Road. The scheme was designed by Glenn Howells Architects.

The reserved matters application is for the first phase office building. The partners launched a funding round in October, with Colliers International advising on the commercial element and CBRE and Highgate Land and Development on the residential.

Paul Patenall, projects director at U+I, said: “This will extend the city core and create a new business destination which will attract significant investment and generate jobs. Its impact will be significant for the city’s Business Development Plan and for Edgbaston and its community for generations to come.”

“It’s an exciting and truly transformational development that will see the regeneration of a first-generation 1960s commercial offices site into a new mixed-use scheme.”

The development will also benefit from Birmingham Council’s extension of the metro from the east of the city through to Hagley Road, with a terminus stop opposite the scheme. The new West Midlands Sprint network, expected in 2026, will also run in parallel with the metro and continue along Hagley Road to Quinton.
