Calthorpe & U+I reveal £300m plans for Edgbaston

A joint venture between Calthorpe Estates and U+I has unveiled £300m plans to transform a site in Edgbaston, Birmingham, into a major mixed-use scheme, ahead of a public consultation exercise later this month.

The duo plans to regenerate a 10.7-acre site along the Hagley Road (A456) to create the development around a garden square. Densities and massing for the scheme – known as New Garden Square – are still being finalised but, subject to consent, uses will include a mix of new commercial and leisure space, flats and car parking.

The scheme is being designed by Glenn Howells Architects and a planning application is due to be submitted in December.

Hagley Road is a main arterial route into Birmingham. The site will start next to the Plough and Harrow and stretch down to Five Ways Island towards Francis Road and back towards Duchess Road.

Calthorpe Estates is a major landowner in the area, with its 1,500-acre Calthorpe Estate, while U+I specialises in mixed-use regeneration projects with schemes in London, the South East, Manchester and Dublin.

The public consultation runs from 27 October to 2 November.

New Garden Square will be an extension of what was set out in Birmingham’s Big City Plan and is located close to planned transport improvements, with the Sprint due to start in 2018 and the Metro extension scheduled to stop nearby by 2021.

CBRE is advising on the planning process.
