Capital & Counties is to redevelop the former Covent Garden home of luxury spa The Sanctuary, into a mixed-use scheme.
The developer has submitted plans to Westminster city council to revamp 11-12 Floral Street, WC2.
It wants to replace number 11 with a new build behind a retained façade. The combined scheme would include nine flats, a 29,008 sq ft health and fitness club, and a 4,973 sq ft shop.
The Kohn Pedersen Fox Associates-designed project will replace the former home of The Sanctuary.
The spa closed in 2014 after 37 years, to focus on selling branded skincare and beauty products.
