Care home operator plots London office redev

Care home operator Medici Lifecare has put forward two redevelopment options for a Westminster office block.

The company is seeking consent for proposals for Dean Bradley House at 52 Horseferry Road, SW1. 

One of the proposed plans would comprise 126 care home beds and amenities including a library, restaurant, lounges, therapy rooms, art studio and hydrotherapy pool. The other is for 31 post-operative care units and clinical space, as well as retail on the ground floor.

Both options would involve the demolition of the existing eight-story office building, built in the 1930s, and the development of a 10-storey building and three-storey gatehouse.

In planning documents, Savills said the existing office building is set to suffer due to its “poor characteristics combined with likely reductions in office demand”.

The report added: “We consider it likely that poorer quality buildings such as Dean Bradley House are particularly likely to be surplus to future office requirements and remain vacant until new uses for them are found.”
