Carlsberg abandons Brackmills plan

Carlsberg has abandoned a plan to build a 640,000 sq ft warehouse and distribution hub at Roxhill’s Northampton industrial estate.


The brewer said its decision to shelve the development – which had always been subject to board approval – came after a “thorough analysis of the economic and business case”.


A planning application has been submitted by Roxhill listing Carlsberg as occupier of the facility, but Carlsberg will now renew its search for potential supply chain expansion.


Estates Gazette revealed in August that Carlsberg was considering a prelet at Brackmills , with the facility later nearly doubled in size.


A spokesman for Carlsberg UK said: “Earlier this year we announced a proposal to relocate our national distribution centre at Swan Valley in Northampton to a new Roxhill development at Brackmills in Northampton.


“At that time we were clear that the proposal remained subject to Carlsberg Group board approval and that the planning application – submitted by the developer Roxhill – listed Carlsberg UK only as the potential named occupier.


“Having taken time to consider the proposal alongside our colleagues within the group, we have taken the decision not to proceed with the development, meaning our national distribution centre will not relocate to Brackmills.


“Our decision is based on a thorough analysis of the economic and business case. Consequently we have informed Roxhill and the local borough council of our decision ahead of the application being heard later this month.”


He said: “Our existing facilities and recent investment in Northamptonshire, which we are proud to have called our home since the 1970s, mean we are excellently placed to operate our business for the benefit of our customers and employees.”


North Rae Sanders and Burbage Realty represent Roxhill at Brackmills; Gerald Eve is acting for Carlsberg.
