Carlyle’s £110m Piccadilly Place fills up

US Private equity firm Carlyle Group’s Piccadilly Place scheme is close to signing two sizeable tenants in its landmark Piccadilly Place development in central Manchester.

Engineering consultancy Arup is due to sign for 20,000 sq ft this week at Number 3 Piccadilly Place, while Public Health England, an executive agency of the NHS is due to take 12,500 sq ft.

An 80,000 sq ft letting to Barclays at Number 4 Piccadilly Place is also expected to complete in December.

The Number 3 lettings are welcome news for the building, where a letting to Royal & Sun Alliance fell through in 2010.
All the rents are understood to stand around the mid £20s mark.

The new lettings mean that only around 24,000 sq ft is left available in Number 3, with 29,000 sq ft in Number 4. Barclays is the sole tenant at Number 4, while Weightmans, EC Harris, the NHS Strategic Health Authority and Orega have taken space at Number 3.

Carlyle bought the scheme from Argent six years ago, with 3 and 4 comprising 300,000 sq ft of new Grade A space – 190,000 sq ft over 11 floors at 3 and 110,000 sq ft over seven floors at 4.

GVA and Savills are letting Piccadilly Place.


Arup was represented by Strutt & Parker, while Public Health England were represented by NHS Property Services and Barclays by CBRE.
