Debenhams will anchor the second phase of Cathco Property Group’s Menai Centre in Bangor, north Wales.
The retailer, which already has a small outlet in the town, has signed for 60,000 sq ft at the scheme, which is replacing the existing Wellfield Shopping Centre.
In addition to Debenhams, Phase 2 will include a further 18 units of 1,500-20,000 sq ft.
The scheme is due for completion in 2007 and will total 140,000 sq ft.
Nigel Poad, head of property acquisitions at Debenhams, said: “This is a fantastic opportunity for us to provide the people of Bangor with our full department store offer arranged in a modern environment.”
Nigel Dick, property director at Cathco, added: “Nothing will now stand in the way of a comprehensive redevelopment capable of accommodating existing retailers wishing to upgrade and expand.
“We will attract new retailers to Bangor and north Wales who, historically, have not been able to obtain suitable premises.”
Phase 1 of the development is anchored by an 18,000 sq ft Marks & Spencer store, which began trading earlier this year.
Letting agents are Manchester-based Cheetham & Mortimer and Chester-based Legat Owen.
