Cellnet signs up for British Gas Properties’ Leeds City Office Park

Cellnet has picked British Gas Properties’ Leeds City Office Park for a new customer services operation.

The communications giant has taken the entire 5,574 sq m (60,000 sq ft) first phase of BGP’s speculative development, about five minutes’ walk from Leeds city centre.

Cellnet is signing a 20-year lease, with a 10-year break, at £172.22 per sq m (£16 per sq ft.) Joint letting agents Grenville Smith & Duncan and Knight Frank had been quoting £188.37 per sq m (£17.50 per sq ft) for the building, completed a year ago.

The company is thought to have chosen Leeds City Office Park over the other development on its shortlist, Yorkshire Electricity’s Whitehall in the city centre, because the first scheme provides more parking. Whitehall has one space per 92.9 sq m (1,000 sq ft), whereas Leeds City Office Park has three times that amount.

British Gas has consent for a total of 42,734 sq m (460,000 sq ft) at Leeds City Office Park, and the deal could prompt a decision to proceed speculatively with the next phase.
