Clarion buys into former Boddington Brewery site

Clarion Housing Group’s development arm Latimer has acquired a 1.24-acre site at the former Boddington’s Brewery in Manchester.

The developer has bought the parcel from LTE Group, the parent company of Manchester College. The college is building a £93m campus on the wider site, which will open to students in September 2022.

Latimer’s plans will see a mix of one, two and three-bedroom flats, of which 60% will be affordable, including a mix of social rent, affordable rent and shared ownership, with 6,000 sq ft of commercial space. Pending consent, it aims to begin on site mid-2022.

The Boddington’s Brewery was founded in 1778. It was demolished in 2007 and the site became a car park. It is located opposite Manchester’s Arena and Victoria station.

The total site spans 6.8 acres. The college acquired 3.4 acres from Realty Estates’ Deansgate Securities, with 2.8 acres going to Prosperity Capital Partners and 0.6 acres retained by Realty Estates.

PCP previously secured consent for a 556-home scheme named Old Brewery Gardens. The development sought £100m for a 375-home Cream of Manchester BTR scheme within this, but failed to attract investment. The business’s special purpose vehicle, Prosperity UX Manchester Developments, went into administration last month.

Richard Cook, group director of development for Clarion Housing Group, said: “Our scheme is part of a masterplan that will see the delivery of new high-quality homes in close proximity to all that the city has to offer, from bars and restaurants to local employment opportunities and the specialist technical education and training facilities provided by The Manchester College, creating a thriving new neighbourhood.”
