Clarion plans 7,500-home Norfolk scheme

Clarion has unveiled plans for a 7,500-home new community on a 900-acre site in Honingham, Norfolk – its largest project to date.

It will make a planning application for the site, located eight miles west of Norwich.

Pending consent, some 3,900 homes could be built over the next 15 years, with a further 3,600 to be delivered over the following 15 years.

The scheme will have a mix of social rented, shared ownership, private sale, build-to-rent and potentially self-build homes.

Clarion will deliver 50% of the homes and the on-site infrastructure. The development will also include a new country park, employment space and nature reserve.

Richard White, Clarion’s director of land and planning said: “We are absolutely committed to playing our part in tackling this country’s acute housing crisis and our aim to deliver 50,000 new homes over a decade.

“At Clarion, we have moved away from the traditional model for housing associations of relying on Section 106 agreements with housebuilders. Our approach to development focuses on buying land ourselves or in partnerships and securing major strategic land opportunities, such as Honingham.”

Clarion will consult local stakeholders on the plans, which it aims to submit for approval next year.
