Clearbell secures new tenants for Amber portfolio

clearbell logoClearbell Capital has let four units totalling over 34,400 sq ft, part of its recently acquired Amber portfolio.

Lettings include 19,000 sq ft in Crawley, West Sussex, to furniture manufacturer Armarii on a five-year lease; an 8,400 sq ft letting in Capitol Industrial Centre, Wickford, Essex, to to Howdens Joinery on a 15-year lease and CVS has taken 1,000 sq ft in Bull Wharf, Bristol, on a five-year lease.

The £153m portfolio, which totals 2m sq ft, is composed of 38% retail assets, 42% industrial assets and 20% office space and was acquired by Clearbell in August.

More than half of the assets are located in southern England. The vacancy rate on the portfolio has now reduced to 3.5%, with the annual rental income £13.2m, and average lease term to first break 4.2 years.
