Clearbell secures sports brands in Derby

Clearbell Capital has completed lease re-gears on 110,000 sq ft at the recently refurbished and rebranded Pride Leisure in Derby.

It has agreed new 15-year leases with DW Sports, DW Fitness, Powerleague and Oxygen Freejumping, with a headline rent of £810,000 per annum, equating to £7.30 per sq ft.

Clearbell acquired the sports and leisure complex close to Derby city centre in 2015, through its Clearbell Property Partners II LP fund.

It was purchased from Aberdeen Asset Management, as part of the Amber mixed-use portfolio. Of the 29 assets in the original portfolio, there are now just 14.

Adam James, senior asset manager at Clearbell Capital, said: “This project demonstrates the importance and continued popularity of regional sports and leisure destinations for residents, especially in cities like Derby.

“We hope the refurbishments will encourage more visitors to the site, with customers increasingly favouring experiential leisure activities, such as those offered by Powerleague and Oxygen Freejumping.”
