CMG property system

CMG Information Services City of London have decided to market the updated property investment management system which they specified for Sun Alliance Estates Department. CMG produced the system for Sun Alliance based on an original property management system, developed for the Scottish Metropolitan Co and the System Thirty Accounting System, which was released in 1984.

The CMG system provides comprehensive assistance in the continuous control and management of a property investment portfolio. From its single database with on-line inquiry facilities, the system enables all users to access up-to-the minute information on ownership, tenure, location and use, and provides a wide range of specific reporting and financial aspects.

The property management part of the system provides routine facilities for rent collection, rent reviews and expiries, building maintenance control, general data inquiries and automatic posting to ledgers. Information about each property is held at three data levels: building records; demise records; and lease records.

On the valuation side there is a suite of programs using the “hardcore method”. Information held on the database is presented to the user and each step of the calculation is prompted. All factors affecting a valuation can be varied by the valuer, including estimated rental values, deductions for estimated costs, and Year’s Purchase. The user may either store or delete a valuation, thereby allowing experimental valuations to be undertaken. However, there is no mention in GMC’s publicity material of facilities to undertake automatic portfolio valuations or valuations using the DCF approach.

Reinstatement valuation programs are also provided which calculate both the cost of reinstatement and the consequential loss of rent. The valuation prompts for rebuilding cost per unit of measure, rebuilding period and expected inflation rate, demolition costs and fee percentage.
