Communications firm CMG has snapped up 7,662 sq m (82,500 sq ft) of offices at the second and third phases of National Mutual’s Trinity Park scheme, next to Birmingham Airport, and has taken an option to buy the fourth phase, in one of the largest deals to hit the M42 corridor.
CMG will pay a rent of £19.25 per sq ft (£207 per sq m) on the immediately available Trinity Park 2 (pictured). The company has also prelet the three-storey, 4,552 sq m (49,000 sq ft) Trinity Park 3, this time at a rent of £19.75 sq ft (£212 per sq m). Construction work began on the building in December of last year.
The last remaining site, Trinity Park 4, already has detailed consent for a further 4,180 sq ft (45,000 sq ft) and, as part of the deal, CMG has a short-term option to acquire the scheme. Work will start on Trinity Park 4 in 2002 following completion of Trinity Park 3.
CMG’s Jeremy Brown said: “The company’s growing business links with the rest of Europe made the road, rail and air accessibility of Trinity Park attractive to us, together with the ability to phase in our increasing occupation needs.”
