Colliers International is relocating its Manchester office to Chancery Place and paying £34 per sq ft, marking a new headline rent for the city centre.
The deal for 7,786 sq ft on a 10-year-lease means the 14-storey building is now fully let.
NFU Mutual Insurance Society bought Chancery Place for £57m last year.
Existing tenants include Kyocera, Clyde & Co, HSB Engineering, Clearwater Finance and QBE.
Colliers’ 45-strong Manchester team will relocate from No 1 Marsden Street by the end of the year.
CBRE and OBI acted for NFU Mutual. Colliers represented itself.
